INTRODUCTION
THE SECOND PHASE OF LOWER LEA VALLEY WORKSHOP IS FOCUSED ON DEVELOPING THE STRATEGIC PLAN ONCE PRESENTED IN THE FIRST PHASE. ACCORDING TO IT, WE DEFINED THE MAIN INTERVENTION AREA - THE
PROLOGIS SITE - AND ALSO CHARACTERIZED EACH PART OF THE VALLEY, FROM THE OLYMPICS SITE TO THE THAMES, AIMING TO UNDERSTAND AND TO ESTABLISH HOW EACH ONE WOULD WORK INDEPENDENTLY AND AS A
GROUP (OR A VALLEY).
THE STRATEGY IS TO TURN THE VALLEY INTO A PRODUCTIVE SITE AGAIN, ACCORDING TO CONTEMPORARY ECONOMICAL AND URBAN DEMANDS (LOCAL AND INTERNATIONAL) AND COHERENT WITH ITS HISTORY. WE PROPOSED
A DRAMATIC RESTRUCTURING PLAN, WHICH RE-ORGANIZES THE PROLOGIS' SITE OPENING IT UP TO LONDON, IMPLEMENTING A MIX OF ACTIVITIES - FROM LEISURE TO WORK, INCLUDING PROLOGIS' INDUSTRIES - THAT WILL
HELP TO REVERT ITS OUTDATED PRODUCTIVE CONDITION INTO A CONTEMPORARY AND MUCH MORE PROFITABLE ONE.
THIS IS THE ONLY WAY TO KEEP INDUSTRIAL ACTIVITIES THERE.
MANY HOUSING DEVELOPMENTS ARE UNDER CONSTRUCTION AROUND THE VALLEY AND, AFTER THE OLYMPIC GAMES, MORE AND MORE WILL TAKE PLACE. THE REGION IS BECOMING VALUABLE FOR MIDDLE AND HIGH-INCOME
DEVELOPMENTS AND INDUSTRIES ARE NOT WELCOME. AFTER ALL, IS IT POSSIBLE TO KEEP THEM THERE? IS IT IMPORTANT TO THE CITY?
THE FIRST PHASE OF LOWER LEA VALLEY WORKSHOP WAS ONLY ABOUT CONCEPTS AND STRATEGIES IN THE BIG SCALE. FOR THE SECOND PHASE, WE DEVELOPED A PRELIMINARY STUDY FOR THE PROLOGIS' SITE PRESENTING
SPECIFIC CONCEPTS AND SECTIONAL TESTS PLUS EXPLORATION OF THE SPATIAL AND PROGRAMMATIC IMPLICATIONS OF ITS RE-ORGANIZATION.

A PARADIGM SHIFT
INSTEAD OF RECYCLING MANUFACTURING, WE ARE KEEPING AND MIXING THEM WITH OTHER USES WHICH WOULD SUPPORT
NOT ONLY INDUSTRIAL ACTIVITIES (SUCH AS RESEARCH AND LABORATORIES) BUT ALSO THE CITY OF LONDON AS WHOLE.
PLUS OPENING UP THE FENCES AND LOOKING AT THE SITE'S SYMBOLIC ELEMENTS, WE ARE PROVIDING A DIFFERENT URBAN
APPROACH FOR A PLACE THAT HAS POTENTIAL TO HELP RECOVERING THE SURROUNDING AREAS DUE TO ITS CENTRALITY,
CONNECTIONS AND SCALE. THE PROLOGIS AREA HAS AN AVERAGE OF 16,5 HECTARES OF OFFICE AND INDUSTRY SPACES
ARRANGED IN A SCATTERED WAY, PLENTY OF WASTEFUL AREAS. OUR PROPOSE IS TO RE-ORGANIZE IT ENHANCING THE
PRODUCTIVITY OF THE SITE.
A CONTEMPORARY PRODUCTIVE SITE MEANS A PLACE NOT OLNY FOCUSED ON THE ACTION OF MANUFACTURING SOMETHING,
BUT ALSO PRODUCING SOCIAL INTERACTION. THUS, WE CAN UNDERSTAND THE LONDON'S SOUTH BANK, THE HYDE PARK,
THE BRICK LANE, THE CONVENT GARDEN AND SOHO AS IMPORTANT CONTEMPORARY PRODUCTIVE SITES, COMBINING
DENSITY + DIVERSITY + PERMEABILITY, WE CREATE AN INTENSE URBAN EXPERIENCE, A PLACE ABLE TO GO FAR BEYOND
THE CLASSIC CONCEPT OF PRODUCTIVITY.
IN THIS WAY, WE DEFINED THE MASTER PLAN BASED IN THREE CATEGORIES - LIMITS (AND BOUNDARIES), DENSITY AND
GENERAL USES - AIMING THE PROTECTION AND ENHANCEMENT OF LOCAL URBAN MEMORY AND A SPATIAL DIVERSE
ENVIRONMENT. THE GENERAL USES, DIVIDED INTO THREE STRIPS - LIGHT, MODERATE AND HEAVY - DETERMINE THE SHAPE
AND THEREFORE THE DENSITY OF THE MASTERPLAN, OPENENING UP POSSIBILITIES TO ACCOMMODATE A MULTIPLE SET OF
ACTIVITIES IN EACH STRIP. THE VARIETY OF USES IN A CONTINUOUS AND RELATIVELY SMALL SURFACE (150 HECTARES) -
FROM INDUSTRIES TO HOUSING AND PARKS - CREATE A SOCIAL MELTING POT THAT IS ABLE TO SUPPORT AND BOOST NOT

THE SYMBOLIC ELEMENTS, GIVING SINGLE IDENTITY, PERMEABILITY AND LEGIBILITY TO THE SITE
BACK CANAL: DESIGNED TO AVOID FLOOD PROBLEMS. IT ALSO DEFINES A LIMIT BETWEEN
INDUSTRIAL USES AND SOFT USES, PROVIDING A PLEASANT ENVIRONMENT ALONG THE STREET.
ARTIFICIAL LAKE (CULTURAL FACILITIES): IT RADICALLY CHANGES THE PERCEPTION THAT ONE
HAS FROM THE GASHOLDER AS A HEAVY INDUSTRIAL ELEMENT INTO A LIGHT AND "FLOATING" ONE.
THE WATER WILL ALSO PROVIDE A SORT OF REFLECTION, GIVING A DIFFERENT DIMENSION TO
THESE ELEMENTS.
LA RAMBLA: THE MAIN CONNECTION EAST-WEST, HAS THE SIMILAR DIMENSION AND USES OF ITS
HOMONYM IN BARCELONA, HOSTING STREET MARKET, EVENTS IN CIVIC SQUARE AND ALSO LINKING
THE TWO MAIN GREEN AREAS OF THE SITE.

SECOND PHASE: RODRIGO AZEVEDO >LOWER LEA VALLEY >WATER FRONT >INDUSTRIAL UPDATE >LOWER LEA VALLEY INTRODUCTION THE SECOND PHASE OF LOWER LEA VALLEY WORKSHOP IS FOCUSED ON DEVELOPING THE STRATEGIC PLAN ONCE PRESENTED IN THE FIRST PHASE. ACCORDING TO IT, WE DEFINED THE MAIN INTERVENTION AREA - THE PROLOGIS SITE - AND ALSO CHARACTERIZED EACH PART OF THE VALLEY, FROM THE OLYMPICS SITE TO THE THAMES, AIMING TO UNDERSTAND AND TO ESTABLISH HOW EACH ONE WOULD WORK INDEPENDENTLY AND AS A GROUP (OR A VALLEY). THE STRATEGY IS TO TURN THE VALLEY INTO A PRODUCTIVE SITE AGAIN, ACCORDING TO CONTEMPORARY ECONOMICAL AND URBAN DEMANDS (LOCAL AND INTERNATIONAL) AND COHERENT WITH ITS HISTORY. WE PROPOSED A DRAMATIC RESTRUCTURING PLAN, WHICH RE-ORGANIZES THE PROLOGIS' SITE OPENING IT UP TO LONDON, IMPLEMENTING A MIX OF ACTIVITIES - FROM LEISURE TO WORK, INCLUDING PROLOGIS' INDUSTRIES - THAT WILL HELP TO REVERT ITS OUTDATED PRODUCTIVE CONDITION INTO A CONTEMPORARY AND MUCH MORE PROFITABLE ONE. THIS IS THE ONLY WAY TO KEEP INDUSTRIAL ACTIVITIES THERE. MANY HOUSING DEVELOPMENTS ARE UNDER CONSTRUCTION AROUND THE VALLEY AND, AFTER THE OLYMPIC GAMES, MORE AND MORE WILL TAKE PLACE. THE REGION IS BECOMING VALUABLE FOR MIDDLE AND HIGH-INCOME DEVELOPMENTS AND INDUSTRIES ARE NOT WELCOME. AFTER ALL, IS IT POSSIBLE TO KEEP THEM THERE? IS IT IMPORTANT TO THE CITY? THE FIRST PHASE OF LOWER LEA VALLEY WORKSHOP WAS ONLY ABOUT CONCEPTS AND STRATEGIES IN THE BIG SCALE. FOR THE SECOND PHASE, WE DEVELOPED A PRELIMINARY STUDY FOR THE PROLOGIS' SITE PRESENTING SPECIFIC CONCEPTS AND SECTIONAL TESTS PLUS EXPLORATION OF THE SPATIAL AND PROGRAMMATIC IMPLICATIONS OF ITS RE-ORGANIZATION.
