to pay a builder and complete
renovation works on a main
residence.
The substantial loan was required in order to
complete time sensitive building works.

BROKER ADVISE A
SECOND CHARGE?
A second charge was recommended to
the client in order to avoid a £154,000
ERC charge which the client would have
incurred if they had taken a remortgage
option.

5. SOLUTION
CSC Loans approached a number of lenders, and most were not prepared to
proceed because of the outstanding works. After highlighting the merits of the
application, Optimum Credit were prepared to work outside of criteria,
offering a rate of 5.522% fixed for 5 years. Optimum Credit only work with
master brokers. The market offered one alternative lender who accept direct
business had an alternative product available and may have considered
lending the required funds, however the interest rate and lender fee would
have been significantly higher.
